We are so happy to announce that due to our great efforts at cutting costs and sincere means of past due collections, we will NOT need to increase assessments this year. Our annual dues for 2011 will be $157 for the third year in a row.
You should receive your assessment statement prior to December 1st. This gives you one month to pay the 2011 dues prior to January 1st due date. Payments received after January 15th will be assessed at $25 late fee and payments received after January 31st will be assessed interest.

Annual Assessment Payments It's not to early to plan ahead!
For many of us this past year has been a financial strain. My family, too, has suffered with the loss of a job after 13 years, unemployment, one child in college, three still at home, car payment, outrageous COBRA insurance payment, etc, etc. However, bills must be paid, including HOA dues, so we budget and we budget early.
The online payment option through Smartstreet allows you to pay any denomination, once a day. So when I have an extra $5 or $10, I will prepay my 2011 dues. This will leave a credit on my account, and when January comes around I only have to pay a small balance, instead of the whole amount at one time, which is more of a strain. Smartstreet will also allow you to set up nominal re-occurring monthly payments that can be automatically deducted from your account, if that's more convenient for you.
You may mail a check, which will leave a credit on your account as well. If you have any questions, contact River City Management.

The Board has published, printed and delivered the newsletters this year in an effort to save money.

REMINDER Issues That Bear Repeating
1. Leash law: The Duval County leash law requires that ALL dogs and cats be on a leash when they are off of their owners' property. I would also like to take this opportunity to remind all pet owners that they are responsible for cleaning up after their pets. Make it a habit to take a plastic bag with you on your walks and use it to pick up whatever mess your pet might make.
2. Changes to your Home/Yard: If you want to do anything that changes the exterior appearance of your home, you must first submit to the Architectural Review Committee (ARC) for approval. Fences, pools, screen enclosures, roofs, paint, are just some, but not all of the improvements that must have ARC approval before installation.
3. Basketball hoops: Please remember to put away such toys as basketball hoops, bicycles and wagons. Basketball goals cannot be permanently kept on the street. They can be kept on driveways.
4. Retention ponds: The retention ponds in River Point act as storm water runoffs. Because they are private property, maintaining the ponds are the responsibility of the homeowner. Residents are asked not to blow grass clipping into the storm drain or leave yard waste or debris on the street, as these items will eventually find their way into the ponds and make the ponds look unsightly. Please help us keep the ponds clean.
5. Trash cans: Trash cans are a lot like underwear, everybody has them but no one wants to see them. With this in mind, please insure that your trash cans and recycle bins are stored out of sight except on trash days. You can put your trash cans out after 5pm Tuesday night. Please put them away promptly after they have been emptied.
6. Parking: For the safety of the children and as a courtesy to your neighbors we ask everyone's cooperation to please refrain from consistently parking vehicles on public roads and right of ways. It becomes a public safety issue if emergency vehicles cannot negotiate around the parked vehicles. This is a serious concern for so many of your neighbors and we urge everyone to cooperate.
7. Violation letters: Most non-compliance issues necessitating violation letters are the result of residents not being familiar with the deed restrictions of the community. While the CC&R is a lengthy document, if all residents would take a moment to become familiar with just a few sections, it would vastly decrease the number of violations we presently have. We don't like to send violation notices, but we have a responsibility to all homeowners to enforce the codes. With everyone's cooperation, we can make River Point an even nicer community in which to live.

Block Party Time
It was block party time for the residents of Unit 3 on Saturday, July 31st. This unit includes Beaver Run, Woodenrail, High Laurel and High Brook Court.
A BIG THANK YOU to Brian McWilliams and James Painting for heading up the festivities. A thank you to those who were able to come and enjoy your neighbor's company. A great time was had by everyone, especially the kids with the bubble bounce house and slide. We hope everyone in Unit 3 will be able to come out next time.

Scrapbooking Event
This weekend event was much appreciated by those participating. It was a great opportunity for us to use our precious time wisely, get inspired, share ideas, get our creative juices flowing and complete several pages of our sometimes-neglected scrapbooks. We had a lot of fun and took a break to enjoy lunch at Olive Garden, too.

Bunco
The Social Committee hosted our first Bunco game in March. We followed up each month and more ladies have joined the fun. It is a great social evening, while playing a silly, mindless dice game.
Our next Bunco game will be Wed., Jan. 5th at 6pm.
